Build me a smooth scroll based landing page using Three.js, GSAP, ScrollTrigger, and the WEBGi engine in TypeScript.

I want it to feel like a polished demo page where scrolling drives the camera and the 3D scene, with a few sections of content around it and a nice modern layout. Keep it vanilla, no React or big UI framework, and make it work with Parcel so I can run it locally and build it for production easily.

Use the assets folder for any images or scene files, and make the page easy to swap out with a different model later if needed. Please set it up so the default scene opens in the browser, the scroll animation feels smooth, and the whole thing is ready for me to customize into my own product or portfolio landing page.
