Build me a self hosted property management app for boarding houses, apartments, and rentals. I want one place where an owner or staff member can manage multiple properties, add units, track availability, set rates, create leases, assign one or more tenants, and handle the normal rental flow from move in to rent collection.

It should also cover invoices, payment records with proof upload, overdue tracking, rent reminders through WhatsApp, and maintenance tickets with a simple reported, in progress, resolved flow. Please include role based access for owner, admin, and staff, plus dashboards and reports scoped to each property.

Make it feel like an MVP that is already usable, not just a mockup. Since I may want to extend it later, keep the app plugin friendly so things like payment methods, notification drivers, settings pages, and extra dashboard sections can be added without rewriting the core.

Please wire it up so I can run the installer, create the first owner account, and start using it locally. If anything is unclear, check the project docs and current package docs online.
